Why is my air conditioning leaking water?

Water from an indoor air-conditioning unit is not something to ignore. Protect the property, keep clear of electrical parts and arrange investigation if the cause is not immediately obvious.

Take safe action first

If water is reaching sockets, wiring or the electrical parts of the unit, switch the affected system off only if it is safe and obtain professional help. Move belongings away and contain drips without standing beneath a loose or damaged unit.

Do not keep operating the system in the hope that the leak will clear. Water can damage finishes and may indicate a drainage, airflow or installation problem that worsens while cooling continues.

Common reasons water appears indoors

Cooling naturally produces condensate, which should leave through a correctly installed drain or pump. A blocked, disconnected, poorly routed or failed drainage arrangement can cause water to back up. Dirt around the drain tray or a pump fault may also be involved.

Restricted airflow or another operating fault can allow ice to form and later melt. The visible drip may therefore be a symptom rather than the root cause. Never chip ice or open fixed covers to reach internal parts.

The technician should trace the source, inspect the accessible drain route and pump where fitted, check the unit level and condition, and consider airflow and operating temperatures. Simply clearing visible water without confirming why it collected may not prevent a repeat.
